Plans for more than 50 new homes on land at Alphington, on the edge of Exeter, could all be affordable a developer has pledged.
Developers have applied for permission to build 67 more homes in fields on the outskirts of Exeter, writes local democracy reporter Guy Henderson.
The application, by Wales-based Edenstone Homes, is to demolish an existing property known as Silverlands off Chudleigh Road at Alphington, to use the adjoining agricultural land for building.

The development could be 100 per cent affordable, according to Edenstone, with the homes transferred to a registered provider.
Silverlands is described as a ‘heritage asset of local significance’, and developers plan to refer to it in the naming of the future development and its roads. They say they believe the loss of Silverlands does not outweigh the benefits of the scheme.
The development would remove the last remaining green field alongside The Gables, which is a listed building, but Edenstone again says it believes the benefits outweigh the harm.
The site is within an area earmarked for 500 new homes as part of a major development strategy for land to the south of the city. It has not been the subject of any planning applications up until now, although a number of developments have been allowed to spring up around it.

“The proposal will deliver 67 high-quality homes,” says the application. “The scheme will provide a minimum of 35 per cent affordable housing, with flexibility sought to allow the scheme to come forward as 100 per cent affordable housing.”
“It will also provide a varied mix of homes, including apartments and family housing, together with a commitment to wheelchair-accessible affordable homes.
“There are no adverse impacts which would significantly and demonstrably outweigh the substantial benefits of the proposed development.”
